What terms apply when I book a cottage or apartment?
General conditions for renting cottages and apartment.
Each farm has their own rules, but these rules apply when no other agreement has been made.
Bookings and information
For bookings or more information, please, feel free to contact the landlord directly. You can find the contact information in the farm’s description in this catalogue.
The members of Stay on a Farm who lease are obliged to ensure that:
– you receive written confirmation of your booking.
– the cottage/apartment agrees with the description.
The organisation is not responsible for any
promises the landlord or his contact person may have made directly to you without our knowledge, and which we were not aware of or ought to have been aware of (to avoid disappointment, try to obtain confirmation of such arrangement in writing).
• you will be informed of any important changes which affect your booking.
• you are able to use the cottage/apartment from 3p.m. on the agreed day of arrival until 12 noon on the day of departure, unless otherwise confirmed.
Errors and omissions excepted.
If you are not satisfied with the cottage/apartment, you should, in the first instance, take this up with the land-lord. Find out more about this below.
When does my booking become binding?
The lease becomes binding to both parties as soon as the landlord has confirmed the booking and you have paid the deposit (or the full rent).
When should I pay?
When booking the occasional day for self-catering and Bed & Breakfast, the entire rent is usually paid on arrival, for several days or week bookings the following applies:
If you are submitting your booking more than 30 days in advance, you pay a deposit of between 500 and 1000 SEK/week.
The deposit must be paid within 10 days of the date on which the landlord sent the confirmation to you. The fee will be deducted from the rent. The remaining rent must be paid no later than 30 days in advance; the full rent must be paid within 10 days of the booking date.
What happens if I fail to pay on time?
If you fail to pay the deposit on time, the landlord has the right to cancel your booking. Failure to pay the rent will be regarded as a cancellation by you, in which case the cancellation rules apply.
What rules apply if I want to cancel?
You must cancel your booking verbally or in writing, directly to the place where you made your booking. The cancellation is not valid if it is made through another party or sent to the cottage/apartment.
• If you cancel more than 30 days before agreed arrival date, you only pay the deposit.
• If you cancel 30 days or less before the agreed arrival date, you will have to pay 90% of the rent.
• If you have already paid more than you have to, you will be refunded the difference immediately by the party to whom you made the payment.
• If the landlord manages to rent the cottage/ apartment to someone else, you will be refunded the amount equivalent to the rent paid by the new tenant, with reduction of the deposit.
What if something happens to me?
The deposit also applies as cancellation protection under the following circumstances (provided that such circum-stances were not known when you made the booking):
a) death, illness or serious accident, affecting you personally, your spouse, live-in partner, family or travelling companion
b) call-up to the armed forces or civil defence
c) the occurrence of a serious event outside your control which you could not have foreseen at the time of booking, and which means that it would be unreasonable to demand that you honour your booking. Such events include, for example, fire or flood damage to your home.
You must produce a certificate, issued by a doctor, public authority or insurance company etc., which confirms the reason for your cancellation. You must submit the certificate to us as soon as possible, preferably within a week of the cancellation date.
The fee is not reimbursed in the event of cancellation.
What are my rights?
You have the right to cancel the rental agreement if the landlord does not provide the cottage/apartment in the promised condition or at the right time.
If you do not wish to cancel the rental agreement, you have the right to demand a reduction in rent from the landlord.
Any complaints must be communicated to the land-lord as soon as possible The land-lord must be informed of any complaints as soon as possible, and no later 3 days
after the date of arrival. Any faults which occur during your stay should be reported immediately, to ensure that the landlord has the opportunity to rectify them.
You have the right to transfer your reservation to another person and the landlord must accept him/her unless there are special grounds for refusal. In such an event, you must inform the farm of the change before the date of entry and a re-booking cost of SEK 250 will be debited.
What are my obligations?
You must take good care of the cottage/apartment, and follow all applicable rules, regulations and instructions. You are personally responsible for any damage to the
property and its contents caused by your own negligence or that of a member of your party.
You must not use the cottage/apartment for any purpose other that what was agreed to at the time of the booking (normally leisure use) and you must not allow any persons over and above the number specified in the booking to stay overnight in the cottage/apartment or its grounds. Upon agreement with the landlord and when permission is given by the correct authorities, the number of people staying at the cottage/apartment may exceed that which was indicated at the time of agreement. The landlord in this case reserves the right to charge extra for these persons.
Lost keys must be replaced by the guest at the cost of SEK 200.-.
Cleaning and bed linen
Bed & Breakfast: rent includes cleaning, breakfast, bed linen and towels.
Self-catering: guests bring their own bed linen or rent bed linen from the landlord. Guests are responsible for cleaning the cottage/apartment. Some farms require a deposit which is repayable when the guests vacate the premises. If the premises have not been sufficiently well cleaned, the deposit is withheld. In the event that no deposit has been made, the landlord has the right to invoice the actual cost of the cleaning (minimum SEK 300).
War, natural disasters, strikes etc.
Either party has the right to withdraw from the rental agreement in the event that the cottage/apartment cannot be made available as a result of acts of war, natural disasters, labour-market conflicts, protracted interruption to water and electricity supplies, fire, or other similar major occurrences which neither party could have fore-seen or influenced. Under such circumstances, the land-
lord is obliged to reimburse what you may have paid with a reduction for the benefit of any use of the cottage/apartment cottage/apartment.
What happens in the event of disagreement?
Inform your landlord of any complaints. Remember that your chances of obtaining redress may diminish if you delay in making your complaint. If you cannot agree you should first contact the Stay on a Farm service in writing, who will review and take measures if the farm does not live up to its ax-standard and the organisation’s requirements. If you are still not satisfied, you may appeal to The Swedish National Board of Consumer Rights (Allmänna Reklamationsnämnden). The Board is made up of an impartial chairman and a number of representatives of travel organisations and consumers.
Things to consider before booking
Accommodation standard: All houses, rooms and apart-ments connected to Stay on a Farm are unique and live up to the organisation’s high minimum requirement standards. The classings will help you to see which standard you
will be getting. The standard in a holiday home is fre-quently different from that of your own home. Furnishing may include modern as well as older furniture. Dinner sets and cutlery may not always match. Wardrobe space and storage facilities may be limited. The bedrooms are often small and do not always have doors for privacy. Water heaters may be smaller than in a permanent residence, which may mean that, for example, showers can-not be used by several persons in succession.
It is wise to ask about the details of the living space at the time of booking.
The countryside: You must expect flies, wasps and other insects in and around holiday homes. Nor can the landlord be held responsible for any cobwebs indoors or ants on the property. In the event of major insect infestations, the landlord should be contacted immediately so that the fault can be rectified. The landlord cannot be held responsible for any activities outside the boundaries of the property, including road works etc.
